A Tournament Weekend in Henderson Now Has 35 Acres to Plan Around

A Tournament Weekend Has a 35-Acre Base to Plan Around

Group organisers working youth sports in Southern Nevada have a new footprint to schedule against. The City of Henderson announced in September 2026 an agreement with Agora Realty & Management Inc. to purchase and redevelop the former Fiesta Henderson site, a 35-acre property at Lake Mead Parkway and Interstate 11 west of downtown Henderson. The announcement describes a mixed-use destination anchored by an indoor sports fieldhouse, with Agora purchasing the property for $30 million and funding construction of the fieldhouse.

The planning question is what a group does between games. The plan places the answer on the same parcel.

What the Plan Puts Inside the Footprint

The city specifies a 150,000-square-foot fieldhouse with 10 basketball courts, 20 volleyball courts and about 10,000 square feet of batting cages, with outdoor sports fields alongside. The Las Vegas Sun reports the same court counts and adds 75,000 square feet of retail and dining space, 30,000 square feet of office space, green open spaces and plazas. A summary of the announcement published by Premier Homes NV puts a 145-room hotel next to the sports complex, with a welcome center and medical office space among the components.

Courts, fields, a room block, restaurants and retail sit inside one development. A planner measures the trip in walking minutes between those pieces.

The Hotel Sets the Room Block

The 145-room hotel is planned next to the sports complex to serve visiting teams and sports tourists. A block of that size fits a multi-court tournament weekend and puts families inside walking distance of the competition floor.

Agora will retain ownership of the project, the Las Vegas Sun reports, and will manage and operate the fieldhouse it builds. One operator holding the fieldhouse and the commercial components gives a group organiser a single point of contact for court time and adjacent services.

Getting a Team Bus In and Out

The site sits at the junction of Interstate 11 and Lake Mead Parkway, west of the downtown Henderson core. Teams arrive from the interstate, and the city describes the property as a gateway into downtown and east Henderson.

From that position a group can place an off-day inside an existing Southern Nevada trip. The venue sits close enough to the wider Las Vegas Valley that a tournament weekend can carry an added day without a second travel leg.

Building the Days Around a Competition Schedule

A fieldhouse with 10 basketball courts and 20 volleyball courts runs formats that spread across a full day. Volleyball pool play and basketball brackets occupy separate court configurations, and the 10,000 square feet of batting cages carries baseball and softball training for groups that travel in the same window.

Three sports under one roof give an organiser options on the day structure. The plan also includes green open spaces and plazas for gathering, and office space that adds weekday activity to the parcel.

Henderson's other sports project gives planners a second data point on how the city programs these facilities. Henderson Sport & Social at 3375 St Rose Parkway pairs courts and turf with food and beverage, flexible event space and family entertainment. KemperSports lists the facility at 180,000 square feet with an October 2026 opening. City releases give 160,000 to 180,000 square feet and $70 million.

The Funding Position the City Stated

Henderson bought the property from Station Casinos in December 2022 for $32 million through its Redevelopment Agency. The city's September 2026 release describes $30 million of that as redevelopment funds and $2 million as General Fund money. FOX5 in December 2022 described the same $2 million as coming from the city's land fund. The December 2022 date and the split hold in both accounts. The fund label is where they part.

Redevelopment funds carry a legal restriction to blight removal and economic investment inside redevelopment areas, per the city. That restriction places the original acquisition money outside ordinary General Fund spending.

The Public Record Behind the Plan

Henderson opened community outreach on the property in September 2023 and collected more than 5,600 survey responses. The published priorities named a tournament sports facility and hospitality-oriented entertainment at the top, with indoor recreation, gathering spaces, dining, retail and employment following.

Station Casinos closed Fiesta Henderson in March 2020 at the start of the pandemic shutdowns and announced in 2022 that it would not reopen. The hotel tower came down that year, and the parking garage stayed at the city's request as part of the new plan.

What a Planner Cannot Book Yet

The purchase and sale agreement and the development agreement still need a public hearing before the Henderson City Council, to be scheduled at a future meeting. No closing date, no construction start and no opening date has been announced. A group cannot hold court time or a room block on this site today.

KSNV reported the development at $108 million. The Las Vegas Sun report of the same news conference carries no cost figure, and the city's announcement states no total project cost.
