Where the site sits
530 Sansome Street occupies the east side of Sansome Street in the Financial District, on the edge of Jackson Square. The Transamerica Pyramid at 600 Montgomery Street stands 425 feet from the address on a straight line measured from OpenStreetMap coordinates. The pyramid's block runs between Sansome and Montgomery, one block west of the site.
The planned restaurant above Washington Street looks over the north edge of the block. Clay Street runs one block south. Skidmore Owings & Merrill renderings place the tower between the Transamerica Pyramid and Embarcadero Center.
Three parcels and a fire station
The project site spans three parcels. One holds the fire station at 530 Sansome Street. The other two hold vacant commercial structures at 425 and 435-445 Washington Street. The site faces Three Transamerica at 545 Sansome Street, and One Maritime Plaza sits across Battery Street.
The city and Related California run the project as a public-private partnership. The plan replaces Fire Station No. 13 with a station at 447 Battery Street: four floors above a basement garage, with three engine bays and a fire truck behind four bay doors facing Battery Street. The design reuses the brick exterior of the 447 Battery Street building, built in 1907 as the Jones-Thierbach Coffee Company Building.
Related has pursued taller variants on this block since 2019: a 19-storey commercial infill with a 200-key hotel, and a 21-storey apartment tower with 256 units. Each carried a replacement fire station. At 447 Battery Street, an earlier plan for an 18-storey mixed-use tower fell through after Montgomery Realty Group's loan went into default in late 2023.
Entitlements are done and construction is not
The Board of Supervisors granted approval on 28 October 2025. McCourt Partners took an equity stake and joined Related California as co-developer in April 2026. Related's preliminary application estimates construction could start as early as 2027, with 3.20 years of work to a 2030 completion.
No groundbreaking date is published. No operator, no brand and no opening date are published. A trip booked for 2026, 2027 or 2028 cannot include a room at this address.

The programme behind the schedule
The tower carries 41 storeys and 574 feet of height. The hotel holds about 200 rooms on floors four through 15 inside 230,100 square feet. Office space takes floors 16 through 41. The podium carries a cafe and the hotel arrival room at street level, a 4,000-square-foot restaurant above Washington Street, and two meeting rooms and a ballroom on the third floor.
Skidmore Owings & Merrill drew seven setbacks across the 41 floors and a facade of pastel-green metal panels.
What a near-term trip can book
At 570 Market Street, the Board of Appeals denied two appeals against a 211-room hotel on 17 December 2025. No construction has started there. For trips booked now, the six hotels above hold the rooms. Jackson Square's restaurants and the Embarcadero waterfront sit within the same few blocks.
