The approval and the booking gap
San Francisco approved a 211-room hotel at 570 Market Street on 11 September 2025. The Board of Appeals denied both challenges to it on 17 December 2025. No construction start date is published. No building permit appears on the record. No operator and no brand attach to the project.
A coach series sold for 2027 or 2028 has no room block to contract at this address.
What the permit allows
The Planning Commission issued the Downtown Project Authorization under Motion No. 21806. Record No. 2019-017622DNX.
The motion authorises a 29-storey hotel of 126,333 gross square feet. It carries 211 guest rooms, 3,386 square feet of retail, a 4,211 square foot open space and sixteen bicycle parking spaces. The project holds no off-street parking space.
The two-storey commercial building on the lot comes down. The record puts construction at about 24 months. The excavation removes about 3,900 cubic yards of soil.
Where the site sits
The lot runs as a through-block site. It fronts Market Street at the north and Sutter Street at the rear. Montgomery Street crosses to the west and Sansome Street to the north-east.
The lobby is served from Sutter Street. The Montgomery Street BART and Muni station sits directly below the property.
The east wall of the tower would stand about one foot from the west wall of the Chancery Building at 564 Market Street. That distance carried the neighbour appeal.
The freight and coach question to put in writing
The permit grants exceptions for freight loading and tour bus loading. The project would use one on-street loading space along Sutter Street.
That provision sits inside an unbuilt building. A coach operator has no streetside zone on Market Street today.
Ask the developer for a coach load zone plan and a staging point for the block once construction begins. None is published.
Build the programme on the rooms that exist
Rates move across the San Francisco year. Engine's city table puts the average at $165 a night across 3.1 million public rate observations from May 2024 to April 2026. December averages $129, which is 22 percent below the city figure. March averages $197, which is 19 percent above it. The swing between the two months runs 35 percent.
Steering a series away from March is the largest single lever on the room bill.
