What the Gold Building Conversion Changes for Group Stops in Indianapolis

An Indianapolis office tower on the City Market block converts to more than 350 apartments, a reworked plaza and a pedestrian alley. The block walking lines, vehicle access and construction front all change with it.

What the block adds

Gershman Partners and Citimark plan to convert the Gold Building, a 20-story office tower, into apartments. IBJ reported on May 7, 2024 that the two firms expect to spend about $200 million on the conversion and on renovations to the adjacent Ohio Street parking garage.

The same article counts 354 apartments and about 9,000 square feet of street-level retail.

A later IBJ article, published September 17, 2025, counts more than 350 apartments and nearly 8,000 square feet of ground-floor retail. Carry each count with its publisher.

The conversion adds apartments. Group inventory for a stay on the block comes from the surrounding hotels. A planner reads the change in three places: the walking lines, the vehicle access and the streetscape.

The block sits between two destinations. City Market is at 222 E. Market St. The Indiana Convention Center is at 100 S. Capitol Ave. IBJ places the northern half of the block inside the boundaries Ohio, Alabama, Market and Delaware streets.

Two addresses, one block, 87 metres apart

OpenStreetMap holds the building as way 339449434, named Market Square Center, at 151 North Delaware Street, postcode 46204. The same map holds City Market as way 339449429 at 222 East Market Street.

The straight-line distance between those two mapped positions is 87 metres. The convention center sits 1,069 metres from the Gold Building on a straight line, or 0.66 miles.

The street address splits across publishers. The May 2024 IBJ article prints 151 E. Delaware St. The September 2025 IBJ articles print 151 N. Delaware St.

The alley becomes a pedestrian route

IBJ reports that the conversion includes a cleaned-up Wabash Street alley between the northern and southern halves of the block.

IndyStar reported on June 18, 2026 that the finished Whistler Plaza will provide new seating, green space and a pedestrian walkway in Wabash Alley. That alley splits the block between the Gold Building and the City Market properties.

The walkway arrives with the plaza. IndyStar dates the completed plaza renovation to the end of 2027, on a June 17 update from Department of Metropolitan Development Director Megan Vukusich.

Group work in the 2026 and 2027 seasons should treat the alley as a construction front. Ask the developer for an alley opening date. No publisher has printed one.

Drop-off and staging have no published plan

No publisher prints a coach load zone, a staging area or a drop-off window for this block. No traffic management plan, pedestrian management plan or walking-time study for the block appears in the record.

The plaza design opens toward pedestrians arriving from Market Street on the south, per Merritt Chase landscape architect Chris Merritt. The City Market west wing foundation becomes an overlook on the north side of the site.

Hotels measured inside a kilometre

An OpenStreetMap read on 22 September 2026 returns 24 hotels inside a one-kilometre search around the Gold Building. Twenty-three of those measure inside 1,000 metres on a straight line from the mapped building position.

Thirteen sit inside 600 metres. Aloft 127 metres, Home2 Suites 170, Hilton Garden Inn 235, Hotel Indy 318, Sheraton City Centre 398, La Quinta 445, Atlas Hotel 477, Conrad 508, Hampton Inn 544, Hilton Indianapolis Hotel & Suites 567, Hyatt Place 585, Hyatt House 585 and Embassy Suites 587.

Ten more sit between 600 metres and one kilometre. Hyatt Regency 674, Le Meridien 678, Homewood Suites 694, Omni Severin 777, The Alexander 844, Courtyard at the Capitol 882, The Westin 893, Crowne Plaza Downtown 894, Marriott Indianapolis Downtown 976 and Residence Inn Downtown 978.

The convention complex publishes its own inventory. Its facility guide, revised April 2026, counts 4,721 hotel rooms connected to the Center, 7,175 rooms within a six-block radius and 4,570 committable group rooms downtown. Pedestrian skywalks connect 4,717 of the 7,200 downtown hotel rooms.

A two-night read on the block

Build the stay on the convention district. The block supplies the hotel base and the walk to sessions.

The block draws little on its own today. City Market closed for repairs in March 2024. The plaza is due to finish by the end of 2027. The Market House has no reopening date. Vukusich told IndyStar on June 17, 2026 that a reopening date is “too early to tell”, and City Market Corp. board chair Craig Mince told IBJ that a 2028 reopening is no longer feasible.

Day one: arrive, check in and walk the block on foot. Day two: move the group to the convention complex on the skywalk network or by vehicle.

The complex holds eleven exhibit halls at 566,600 contiguous square feet, 71 meeting rooms at 113,302 square feet and three ballrooms at 62,173 square feet.

Construction access through 2027

The Gold Building conversion has no published construction start and no published completion date. Eric Gershman, principal of Gershman Partners, told IBJ in May 2024 that the firm hoped to finalize terms with the city by the end of that summer and to begin construction in the early fall. That target has passed.

The plaza work is live. IndyStar reports the west wing demolition as starting shortly after the June 17, 2026 update. Indoor site work has been under way since spring. DMD contracted The Hagerman Group in late 2025 for $15.3 million to oversee the renovation.

Send four requests before pricing a stop. Ask for the alley opening date, the approved drop-off plan, the pedestrian management plan and the ground-floor tenant list.
