The former CSX Building site at Pennsylvania and Georgia Streets holds two assets on one schedule. The Live Nation music venue completes in fall 2027. The Ritz-Carlton Indianapolis opens in early 2028.
Boxcar Development LLC broke ground on the project on 7 January 2026 alongside Marriott International and Live Nation. Boxcar is the investment group led by Herb Simon and the Simon family. A tour operator booking an Indianapolis overnight around a show night needs the venue date in hand first, because every other line in this guide hangs on it.
Where the block sits
The site address is 230 S. Pennsylvania Street. Gainbridge Fieldhouse stands at 125 S. Pennsylvania Street, and the two addresses sit 86 metres apart in a straight line on OpenStreetMap coordinates, or 0.05 miles. Sports Business Journal puts the site at 1.8 acres just west of the arena.
Visit Indy puts the hotel and the music venue three blocks from the Indiana Convention Center. Its Georgia Street page describes the three blocks that connect the convention center to Gainbridge Fieldhouse as a pedestrian space, rebuilt from a four-lane road ahead of Super Bowl XLVI. The west block fronts the convention center and the new Signia by Hilton and opens in October 2026, and the city is redesigning it for event use.
The hotel joins Gainbridge Fieldhouse by a third-floor pedestrian bridge. The skywalk network connects 4,700 of downtown's 7,100 hotel rooms to the convention center, and it does not reach the new block.
On foot from the convention center
The Indiana Convention Center sits at 100 South Capitol Avenue. Straight-line distance from that address to 230 S. Pennsylvania Street measures 642 metres on OpenStreetMap coordinates, or 0.40 miles.
Georgia Street gives the direct east-west line along the corridor. Ask the venue and the city's Department of Metropolitan Development for the pedestrian management plan and the sidewalk closure schedule for each construction year. Send a group against a written route.
Coach and shuttle routing
Published load zones for the hotel and the venue do not exist yet. Request the approved load zone plan, the coach staging location and the closure schedule from Boxcar Development, Live Nation and the Department of Metropolitan Development.
Arrivals by bus
IndyGo's Julia M. Carson Transit Center at 201 East Washington Street opened on 26 June 2016 and holds 19 bus bays. It measures 424 metres from the site in a straight line, or 0.26 miles. The Red Line bus rapid transit service entered service on 1 September 2019 and runs 13.1 miles across 28 stations through the transit center. It carried 1,402,365 riders in 2024.
A package built around a show night
Live Nation projects at least 75 live acts a year at the venue. Gainbridge Fieldhouse hosts roughly 250 events a year, including Pacers and Fever games and concerts.
The hotel carries 176 rooms on Live Nation's release, Visit Indy, Sage Hospitality, Sports Business Journal and WISH-TV, and 170 rooms on the Indianapolis Business Journal's 9 January story. The suite programme holds 30 executive suites, two deluxe or hospitality suites and a Ritz-Carlton suite, sized from 400 to 1,500 square feet. Meeting and ballroom space measures 11,500 square feet. A two-level underground parking garage sits below the building.
An 18,000-square-foot space sits between the hotel and the venue, and Boxcar hopes to lease it to a high-end restaurant. WISH-TV reports 18,000 square feet of retail across the project. The venue name is not public, and Doug Lefrak, a Live Nation regional vice president, told the Indianapolis Business Journal it arrives within several months.
Send five requests before contracting: door times and the venue calendar, held-room and shoulder-night terms, minimum-stay rules, the group rate floor, and a written room block against a named show date.
Dates to hold
Fall 2027 for the venue. Early 2028 for the hotel, with a first-quarter-2028 target on Sports Business Journal. Contract nothing on the hotel until Sage Hospitality Group confirms the date in writing.
