A Downtown Base at 1 N. Pennsylvania Street
Silverstone Development expects the Kimpton conversion at 1 N. Pennsylvania St. to finish by late 2026, per IBJ's report of 2 December 2025. The 18-story Odd Fellows building holds 167 guest rooms. The project has been in the works since late 2017. Visit Indy dates the same property to 2027. A tour operator assembling 2027 departures carries both windows until Silverstone publishes a date.
The Straight-Line Ring From the Door

No published document sets a walking route, a walking time or a shuttle cycle for downtown.
The Motto by Hilton conversion at 1 N. Meridian St. sits 160 m from the same door. IBJ reports work under way on that $60 million project.
Sports Venues in the Same Ring
Gainbridge Fieldhouse stands 385 m from the property. Visit Indy lists the $78 million Indiana Fever Sports Performance Center, anticipated in 2027. Pacers Sports & Entertainment builds it, and a skywalk connects it to the recently renovated Fieldhouse.
Lucas Oil Stadium forms the second half of the convention complex. The facility guide describes a retractable roof, 139 suites, a house reduction curtain that takes seating from 63,000 to about 41,000, and up to 183,000 contiguous square feet at event level. Victory Field, a Triple-A baseball park, sits among the Center's six-block neighbours. Visit Indy lists Ole Red, anticipated in early 2028, between Gainbridge Fieldhouse and the Indiana Convention Center. It lists a 4,000-capacity music venue operated by Live Nation inside the Ritz-Carlton development across the street from the Fieldhouse, dated 2028.
What the Building Gives a Group
IBJ reports about 4,500 sq ft of ballroom and pre-function space on the double-height 15th floor. Visit Indy publishes a 2,500 sq ft ballroom with pre-function space and a board room. Both figures carry their publishers. The same floor carries a coat-check area and a bridal suite with views of Monument Circle and the northern portions of downtown.
The rooftop bar takes a dedicated elevator and holds more than 300 guests, with a private room inside it. No publisher names the first-floor restaurant concept. Silverstone principal Dale Johns told IBJ the goal is a full-service concept the public will support. A model guest room awaited final approval from Kimpton and IHG.
The Openings Around It
Visit Indy dates the Motto at 116 rooms to 2026, the Signia Hilton Indianapolis at 803 rooms to December 2026, the Westin at Indianapolis International Airport at 253 rooms to 2027, the Ritz-Carlton at 176 rooms to 2028 and the Renaissance at 378 rooms to 2028. The Signia expansion carries 143,500 square feet, including a 50,000-square-foot ballroom. Visit Indy's Signia entry reads 800 rooms and its expansion entry reads 803 rooms for the same delivery. IBJ carries 800 rooms.
The connected inventory around the convention center reads 12 hotels and 5,200 rooms on Visit Indy's connected-hotels page. Its new-developments entry reads 13 properties and 5,500 rooms under one roof. That page also puts more than 10,000 rooms within walking distance of the convention center. The facility guide counts 4,721 rooms connected to the Center, 7,175 rooms within a six-block radius, and 4,570 committable group rooms downtown.
Coaches and the Ground Plan
No published document sets a coach staging area, a loading zone, a pedestrian management plan or a shuttle route for downtown. The facility guide places the Center's 49 docks and seven drive-in ramps at the rear of the exhibit halls, entered off West Street. Lucas Oil Stadium's eleven underground loading bays and 30,000-square-foot dock area are entered off northbound Missouri Street, with a vehicle ramp to the field and Exhibit Halls 1 and 2. The IndyGo Blue Line, $370 million and anticipated in 2028, is planned to run from Cumberland through downtown to the airport.
What Stays Open for 2027
No publisher carries group rates, a block structure, a contracting calendar, room configurations beyond the 167 count, a board-room capacity or a final all-in cost for the Kimpton. The property sits outside the published skywalk set. A group plan works from the linear distances above.
