Where the project sits
The Port Commission approved revisions to the lease terms for the Teatro ZinZanni project on 14 July 2026. The Port's project page lists three components: a permanent theater for Teatro ZinZanni and its historic Spiegeltent, a 164-room hotel with a ground level cafe and a rooftop bar, and an approximately 14,000 square foot public park.
The land is Seawall Lots 323 and 324 plus portions of the unimproved Vallejo and Davis Street rights-of-way. The site sits on The Embarcadero at Vallejo Street, north of Broadway.
The theater a group would use
The Port's staff report puts the entertainment venue at approximately 29,570 gross square feet, with a maximum of 285 patrons. The Spiegeltent sits inside a gazebo-like structure.
A group above 285 patrons needs a second plan for the evening. The Port's file sets no group rate and no hold period for the room.
Fourteen thousand square feet of public park
The park runs to approximately 14,000 square feet and sits inside the same project. A group uses it as a meeting point, a rest stop and a place to eat outdoors.
Arriving by streetcar and by ferry
Muni's F Market and Wharves heritage streetcar line lists The Embarcadero and Broadway among its stops. Its stop table puts The Embarcadero and Green at the Exploratorium at Pier 15.
The Ferry Building terminal sits south on the same street, served by Golden Gate Ferry, San Francisco Bay Ferry and Treasure Island Ferry.
A coach sets down on The Embarcadero. The Port's file for this site publishes no coach loading zone, no drop-off plan and no parking count.
Construction dates, opening month unpublished
The Port's project page runs the construction period 2027 to 2028 and the grand opening in 2029. It publishes no month for the opening.
The Board of Supervisors still has to approve the lease and the incentive agreement, and escrow has to close. The third amendment ran to 17 September 2026, and the Commission approved up to nine further months in three-month increments at a $25,000 fee each.
The incentive runs to up to $38 million in net present value over a 20-year period from the City's general fund.
What a group can hold today
The Port's record states that Hilton has committed to managing and operating the hotel, branded as NoMad. It carries no management agreement, no rate and no booking channel.
Three items would turn the site into bookable product: a recorded construction start, an executed management agreement and a published opening month.
A 2029 opening sits three years out and carries no published milestone. Groups book the existing waterfront hotels this season and carry the ZinZanni project as an announcement.
